Project Director
Position overview
We are seeking an experienced Project Director to oversee the successful execution of the Porta Rai project. The ideal candidate will possess extensive experience in luxury resort development and a proven track record of managing large-scale hospitality projects from inception to completion. The candidate must also have best-in-class project management skills, a strong understanding of PM technologies to achieve the highest optimisation level, an excellent ability to lead multidisciplinary teams, and strong financial acumen. Porta Rai is a joint venture between two equal partners. The Project Director will work closely with both owners & their teams, operating at an executive level with executive and signing authority on behalf of the company JV.
Job Responsibilities
Executive Leadership: Serve as an executive representative of the company, with the authority to sign contracts and official documents on behalf of the joint venture.
Project Management: Lead all aspects of the project lifecycle, including planning, budgeting, scheduling, and execution.
Stakeholder Coordination: Liaise with architects, contractors, designers, and other stakeholders to ensure project alignment with the company's vision.
Regulatory Compliance: Ensure all project activities comply with local regulations, building codes, and environmental standards.
Risk Management: Identify potential risks and develop mitigation strategies to minimise impact on project timelines and budgets.
Quality Assurance: Implement quality control processes to uphold the highest standards in construction and design.
Team Leadership: Manage and mentor project team members, fostering a culture of excellence and collaboration.
Financial Oversight: Manage the project's financial aspects, including budgeting, co control, financial reporting, and ensuring optimal return on both owner.
Dual Reporting: Provide regular updates to both owners, ensuring transparency on project progress, financial status, challenges, and solutions.
Community Relations: Build and maintain strong relationships with local authorities, community leaders, and business partners.
Joint Venture Collaboration: Facilitate effective communication and decision-making between the two partners, balancing their inputs and guiding consensus.
What you bring on board
Education: Bachelor’s degree in Civil Engineering, Architecture, Project Management, or a related field; Master’s degree preferred.
Minimum 15 years of relevant experience
Experience on projects above 70,000 m2 of GDA
Experience on a large scale (>300 keys or more) hotel projects would be of substantial significance with the incorporation of complex special features such as dining facilities, sports amenities, kids club, and landscape designs
Strong familiarity with AutoCAD, REVIT, BIM and similar construction tools
Knowledge of and experience using mainstream project management tools such as Microsoft Project or similar
Strong familiarity with MS Office: Strong Excel skills (include familiarity with pivot tables, lookups, filters, and logical formulas, knowledge of macros), Word, PowerPoint
Experience in managing scope, schedule, cost, risk and resources in the development, design and construction phases
Strong ability to adjust plans and schedules to respond to project conditions and crises and to withstand pressure attributable to meeting the changing needs
Knowledge of building codes, Montenegrin codes and regulations, and other regulatory compliance in the design and construction industry
Experience working with senior stakeholders and owners(ideally in a multisite/multinational business)
Demonstrated management skills and ability to effectively lead the teams of 10 direct reports and indirect over 100 or more people
Obligatory language skills: Serbian (fluent) and English (fluent), including the ability to draft and negotiate legal and commercial documents in both English and Serbian
