Position overview

The Sales Director at Porta Rai Resort plays a critical strategic role in the early-stage development of one of the Adriatic’s most ambitious luxury resort projects. As the resort is currently in the construction phase, the Sales Director is primarily responsible for driving early sales of residential units and related assets, directly supporting project financing and long-term business viability. The position requires a leader in the successful launch and sale of our 600-unit luxury condominium project in Montenegro. This role demands a highly experienced and strategic sales professional with a deep understanding of the high-end residential real estate market, particularly within emerging luxury destinations. The Sales Director will be responsible for developing and executing comprehensive sales strategies, driving aggressive sales targets, building and managing a high-performing sales team, and establishing robust sales channels to ensure the sell-out of all units. This position requires a proactive leader capable of reviewing existing sales strategies, proposing significant improvements, and defining strategic target markets with clear entry plans.

Key responsibilities

  • Sales Strategy Review and Analysis: Critically assess the existing sales strategy for the 600-unit condominium project, identifying strengths, weaknesses, opportunities, and threats.

  • Strategic Enhancement: Propose and implement innovative and data-driven improvements to the sales strategy, aligning with project goals and market dynamics. This includes pricing strategies, inventory management, and promotional activities.

  • Comprehensive Go-to-Market Plan: Develop and execute a detailed sales plan for the entire 600-unit inventory, ensuring phased releases and targeted sales milestones are met.

  • Sales Forecasting & Reporting: Establish and manage accurate sales forecasts, budgets, and KPIs. Provide regular, detailed reports on sales performance, market insights, and pipeline status to senior management.

  • Market Research & Identification: Conduct review and improvements on market research and strategy to identify and define key strategic target markets for high-net-worth individuals, investors, and lifestyle buyers interested in luxury condominiums in Montenegro. This includes both domestic and international markets.

  • Market Entry Strategies: Develop specific, actionable market entry strategies for each identified target market, considering cultural nuances, regulatory environments, and competitive landscapes.

  • Direct Sales System: Enhance and implement a highly effective direct sales system, including the establishment of an on-site sales gallery, digital sales platforms, and protocols for direct client engagement.

  • Referral Network System: Build and nurture a strong referral network comprising wealth managers, private bankers, luxury lifestyle advisors, immigration consultants, and other relevant professionals.

  • Sales Agency Network System: Identify, vet, and establish strategic partnerships with leading international real estate agencies and luxury property brokers specializing in high-value residential sales.

  • Marketing & Brand Positioning Collaboration: Work closely with the marketing team to develop compelling marketing campaigns, digital strategies, and promotional materials that resonate with target markets and effectively showcase the project's unique value proposition.

  • Team Leadership & Development: Lead, mentor, and inspire a high-performing sales team, fostering a culture of excellence, collaboration, and continuous improvement.

What you bring on board

  • Minimum 15 years of experience in sales roles, with at least 7-10 years in a leadership position.

  • Proven track record of successfully selling large-scale residential projects (e.g., 200+ units) or branded residences in luxury or emerging markets.

  • Demonstrable success in achieving aggressive sales targets and contributing directly to project financing or phased development.

  • Exceptional Sales & Negotiation Skills: A strong closer with the ability to navigate complex, high-value transactions and build lasting client relationships.

  • Strategic Acumen: Ability to design, implement, and refine comprehensive sales strategies, market entry plans, and channel development initiatives.

  • Leadership & Team Building: Proven ability to lead, motivate, and develop high-performing sales teams.

  • Communication & Presentation: Outstanding verbal and written communication skills, with the ability to present complex information clearly and persuasively to diverse audiences (clients, investors, internal stakeholders).

  • Results-Oriented: Highly self-driven, resilient, and adaptable, with a relentless focus on achieving sales targets and funding milestones.

  • Languages: Fluency in English is mandatory. Knowledge of Montenegrin/Serbian/Croatian or other relevant international languages (e.g., Russian, Arabic, German) is a significant advantage.
