Position Overview

We are looking for an experienced and commercially driven Sales Manager, Agency Relations to build, manage, and grow our sales channel through real estate agencies in SEE and beyond. This is a hands-on, relationship-first role. You will be our primary point of contact for real estate agencies, brokers, and independent agents who represent buyers interested in Porta Rai residences. Your success will be measured in units sold through your channel. The ideal candidate is well-connected in the Belgrade real estate market, understands how agencies work from the inside, and knows how to motivate brokers to prioritize your project over competing listings. You are not a passive account manager — you are a deal-driven professional who builds trust, runs trainings, resolves issues, and closes.

Key responsibilities are:

  • Agency Network Development: Identify, vet, and onboard real estate agencies and independent brokers in Belgrade and across Serbia with strong residential sales track records and relevant client bases (investors, HNWIs, diaspora buyers)

  • Build a structured, tiered network of agency partners — distinguishing between strategic accounts and general contributors — and manage each relationship accordingly

  • Establish formal cooperation agreements, commission structures, and clear terms of engagement for all agency partners

  • Channel Activation & Sales Support: Drive active deal flow from agency partners: ensure Porta Rai is regularly presented, pitched, and prioritized in their client conversations

  • Conduct regular product training sessions, site visits (Porta Rai, Montenegro), and sales briefings to keep agency teams motivated, informed, and confident in selling the project

  • Work closely with the Sales Director to align channel pricing, inventory allocation, and campaign timing

  • Develop and maintain sales materials tailored for agency use: presentations, one-pagers, commission calculators, FAQ documents

  • Relations management: Serve as the single point of contact for all agency partners: respond to inquiries, support client qualification, coordinate viewings and site visits, and manage the handover process to the direct sales team,

  • Build long-term, trust-based relationships with agency principals, senior brokers, and top-performing agents in the market

  • Monitor agency performance and pipeline regularly; identify underperforming partners and take corrective action or replace them with higher-potential alternatives

  • Track competitor projects and agency commission practices in the Belgrade market; provide regular insights to the Sales Director on channel trends, buyer profiles, and agency sentiment

  • Identify new agency segments to engage (e.g., commercial agencies expanding into residential, luxury brokers, relocation specialists, diaspora-focused agents)

  • Maintain accurate records of all agency partnerships, active leads, deal pipeline, and closed transactions in the CRM system

  • Provide weekly updates on channel performance, pipeline status, and agency activity to the Sales Director

What you bring on board

  • Minimum 5 years of experience in real estate sales or vendor relations in Serbia and abroad, with a preference for candidates who have worked within or alongside large agency networks (City Expert, CBS International, Moj Kvadrat, Metropolitan, Prime Real Estate, or similar)

  • Demonstrated track record of closing residential transactions or managing B2B agency partnerships, with a clear record of revenue contribution

  • Experience selling new-build or off-plan residential projects is a strong advantage

  • Prior exposure to international or premium/luxury real estate is a plus

  • Network: An established personal network of real estate agents and agency principals in Belgrade is essential — this role requires day-one relationships, not a ramp-up period

  • Sales Drive: A commercially motivated, results-oriented professional with a clear focus on units sold and revenue generated through the channel

  • Communication: Excellent interpersonal and presentation skills; able to run engaging product trainings, handle objections confidently, and represent a premium brand credibly

  • Organisation: Able to manage a wide network of partners simultaneously, track pipeline accurately, and follow up consistently without dropping the ball

  • Languages: Serbian (native); English (professional proficiency)

  • Adaptability: Comfortable working in a fast-moving, entrepreneurial environment where processes are still being built
